What type of apartments are available?

Clayworks

35 studio apartments are available at Clayworks. Please note that all apartments are currently occupied.

Shinfield Street

There is  a range of double bedrooms for single occupancy in 3-bedroom apartments available in Shinfield Street. Each apartment is shared between three individual tenants.

Eighty Eight Wood Lane

A range of studio, one-, two- and three-bedroom apartments are available at Eighty Eight Wood Lane. Please note that currently all apartments are occupied.

Is the accommodation only available for Imperial staff?

Clayworks

The Key worker apartments at Clayworks are available to eligible Imperial College and Imperial NHS Trust staff as well as other Key workers.

Shinfield Street

The Shinfield Street accommodation is available exclusively to eligible Imperial College and Imperial NHS Trust staff members.

Eighty Eight Wood Lane

The key worker apartments at Eighty Eight Wood Lane are available to any eligible key worker living and working within the borough of Hammersmith and Fulham, as well as any eligible Imperial College and Imperial NHS Trust staff.

Can I share the accommodation with someone else?

Clayworks

The apartments at Clayworks are let as entire properties. You can share this with a family member or partner, under a single tenancy agreement in the name of the eligible key worker. The maximum occupancy of the apartment is two people.

Shinfield Street

Rooms in the shared apartments are let for single occupancy and the eligible key worker is the only person who can live in the room. Kitchen, living room and bathroom (for non-en-suite rooms) are shared with the other two tenants who rent the remaining bedrooms in the apartment.

Eighty Eight Wood Lane

The apartments on Eighty Eight Wood Lane are let as entire properties. You can share an apartment with family members or friends, under a single tenancy agreement on the name of the eligible key worker. 

 

Can I choose which property I live in?

When you apply, our accommodation team will advise which apartments you are eligible for. If there is more than one apartment type available, you can select your preference.

Do you have accessible apartments available?

There are four (one, one-bedroom and three two-bedroom) accessible key worker apartments available at Eighty Eight Wood Lane. For more information, please contact a member of the accommodation team.

There are no accessible units available at Shinfield Street or Clayworks Apartments.

Is there bike storage?

Secure bicycle storage is available on site to tenants at Shinfield Street, Eighty Eight Wood Lane and Clayworks.

Is there anywhere to park my car?

Clayworks

There is no on-site parking at Clayworks. Residents are not eligible to apply for on-street parking permits from the London Borough of Ealing.

Shinfield Street

There are a limited number of car parking spaces on Shinfield Street. Applications for on-street parking permits need to be made directly to the London Borough of Hammersmith and Fulham.

Eighty Eight Wood Lane

There is no on-site parking at Eighty Eight Wood Lane. Residents are not eligible to apply for on-street parking permits from the London Borough of Hammersmith and Fulham.

What services are available on site?

Clayworks

A 24-hour on-site security service is available to all residents and each apartment has a secure video entry phone.

Shinfield and Eighty Eight Wood Lane

Our staff accommodation benefits from a 24-hour a day 7 days a week Concierge service (Shinfield Street tenants have access to the Concierge service at Wood Lane Studios).

The Concierge team offers a range of services including:

  • 24-hour maintenance support
  • Signing for and storing parcels and mail
  • Help signposting to local amenities
  • Answering questions about your property (e.g. how to work an appliance)

Viewings

Can I arrange to view the apartments before applying?

All apartments are now occupied amd we are only able to arrange viewings once the current tenant gives notice to vacate the apartment.

Application and Allocation

How do I apply for key worker accommodation?

Is it possible to rent an apartment on a short-term basis (less than 12-months)?

Tenancy agreements are offered on a 12-month contract. Contracts can be extended for a maximum of 24 months. 

Do I have to pay a deposit?

Once you have signed your Tenancy Agreement, you are required to pay a deposit equivalent to a month’s rent to secure your accommodation.

Is my deposit protected?

Your deposit will be protected by a Government Authorised Scheme, Mydeposits, until the end of your tenancy agreement.

How long is the tenancy for?

Initial tenancy agreements are offered on a 12-month contract. 

Tenants will then have the opportunity to renew their contract for a maximum of 24 months, as two seperate 12-month contract renewals, subject to continuing to meet the eligibility criteria each year.

The total maximum tenancy length is 36 months.

I have been offered a job at Imperial, but I don’t have the contract yet. Can I still apply for key worker accommodation?

Provided that you have received a formal employment letter or job offer, and your employment contract is issued within a month, you can complete the application form.

What documentation do I need to provide when applying for key worker accommodation?

Clayworks 

For apartments at Clayworks you need to provide:

  • Proof of your annual gross salary, usually a payslip or letter of employment (if you are new to the College)
  • Proof of employment, usually an employment contract with at least 12 months remaining at the tenancy start date
  • Two referees, including your current landlord

For the Shinfield Street apartments you need to provide:

  • Proof of gross annual salary, usually a payslip or letter of employment if you are new to the College
  • Two referees, including your current landlord

Eighty Eight Wood Lane

For apartments at Eighty Eight Wood Lane you need to provide:

  • Proof of the total gross household income for everyone over the age of 15 who will live in the property
  • Proof that you have a contract of employment as a key worker with at least 12 months remaining at the tenancy start date
  • Two referees, including your current landlord

Who can apply for key worker accommodation?

Clayworks 

The Clayworks apartments are available to any member of Imperial College London or Imperial NHS staff with the total gross annual salary of below £69,461. Apartments will be allocated according to the College approved elibibility criteria

Shinfield Street

The Shinfield Street apartments are available to any member of Imperial College London or Imperial NHS staff earning between £21,375 and £67,495.

Eighty Eight Wood Lane

Apartments at Eighty Eight Wood Lane are available to any member of Imperial College and Imperial College Healthcare NHS Trust staff as well as other Key Workers in the Borough who earn up to £81,957. Apartments will be allocated according to the College approved Allocation Policy.

I’m not eligible under the key worker scheme, can I still apply?

There is a wide range of apartments available at Eighty Eight Wood Lane and the Clayworks which are available to rent outside of the key worker scheme. For prices and the latest availability, please contact us.

Rent

What’s included in the monthly rent?

Clayworks

Tenants at the Clayworks are responsible for paying their own utility and Council Tax bills.

Shinfield Street

Monthly rent is inclusive of council tax and gas.

Wood Lane

Tenants at Wood Lane are responsible for paying their own utility and Council Tax bills.

How do I pay my rent?

For Imperial members of staff, rent will be taken deducted directly from your salary each month. Imperial College Healthcare NHS Trust staff and other key workers can pay by a monthly standing order.

Are there any additional charges to pay?

Tenants are responsible for paying their own utility bills. There are no additional charges or application fees to pay.
